What is a Rental CMA?

A rental CMA is a comparative market analysis that provides an estimate of a rental property’s fair market rent. It compares the subject property to similar rental properties in the same neighborhood, building, or area – depending on the property and where it is located in the Seattle area. A rental CMA considers factors like property size, rental condition, resident amenities, and recent rental history.

Why is a Rental CMA important?

A rental CMA is crucial for setting accurate rental rates. Each analysis assists you, as the investment property owner, in making informed investment decisions and understanding the market value of your Seattle area rental property. It helps you avoid overpricing or underpricing your property, ensuring you maximize your rental income while minimizing the amount of time the property is sitting vacant.

What factors are considered in a rental CMA?

It will depend on the property type, location, and amenities. How long does it take to get a rental CMA?

We do our best to get a rental CMA completed and sent to you by email within three business days of the request. We may need to follow up with you in order to get a bit more information about the rental property to provide a thorough analysis for you.

Can a rental CMA help me sell my rental property?

Yes, a rental CMA can be helpful when selling your Seattle rental property. If your property is resident-occupied, highlighting the rent the residents are currently paying can be a helpful data point. If your rental has not been recently updated to maximize the rent being collected, we can produce a rental CMA to share with prospective buyers that will show what the new rental rate could be after a remodeling project was completed.
