Video Transcript – August 2025 Seattle Rental Market Update:
Diane: Alright Aaron, let’s take a look at some rental stats, shall you? Aaron:Of course Diane. Well, as we push toward the end of summer. Oh my… is it really August already? Things are seasonally slow–ish. According to Zillow, the market is “warm”. Ok. I’ll buy that. Diane, there are some other interesting numbers that Zillow just published, tell us about these. Diane: Ok, this first graph shows the number of rentals in the Seattle area at different price points. One interesting thing is that there are just about as many homes over $5,000 per month, as there are rentals with the average rate of $2170. And, while we’re talking about average rents, take a look at this graph which shows rental rates over the last 18 months. Holding pretty steady. So, Aaron, do you have anything interesting to share? Aaron: As a matter of fact, I do, Diane. Did you know that rents in Seattle are 107% higher than in TopCity? Diane: Top City? Aaron: Yes, Diane… Top City… The Golden City… T–Town… Of course, you know that I’m speaking of Topeka, Kansas. Birthplace of stars like Annett Bening, Dave Hope, and of course Cooper Olson, the marketing savant behind those AT&T blender ad that everyone still talks about. So, if you’re looking to get down in T–Town, then you can do so for less than half the cost of getting down here in Seattle. Diane: Hmmm. Ok, well, if you are curious about the rental market, or know of anyone interested in exploring the amazing investment opportunity that it is, please have them reach out to our PM team at RE/MAX Integrity Property Management.
