Video Transcript – December 2025 Seattle Rental Market Update:
[Diane]: Alright, now let’s have a look at what’s happening in that rental market. [Aaron]: Thanks, Diane. At the time of filming, we did not have updated numbers for last month; however, given that this is the last market update of the year, I thought it would be fun to have a look at what 2026 might have in store. One stat that I saw, which I thought was a little bit concerning, certainly from a tenant’s point of view, are the amount of permits pulled in the last year for new multifamily housing. As you can see on this chart, there is a pretty significant decrease over the last 5 years. While still above the national average, it still portends that we’re going to have a decreased supply of new rentals for the foreseeable future. And, depending on what happens with interest rates and the broader real estate market in general, we may see more potential buyers sitting on the sidelines and renting instead of buying, which means increased demand. And, as you learn in Econ 101… increased demand and decreased supply means higher prices. That’s right, Diane… that’s UW’s Foster School of Business paying big dividends in this month’s market update. Are you impressed? [Diane]: I’m very impressed, considering I have a degree in interior design, so that’s not going to help much here. So thank you for that!
