Here’s the headline: the overall city wide median rent in Seattle is just over $2,000 right now – and it’s actually down about 2.8% year over year – which is also a function of the time of year that it is. But before any single-family rental owners tune out, that number is the apartment market talking. If you own a house, you’re in a completely different conversation. The average asking rent for a three-bedroom single-family home in Seattle as of this week is $3,929 per month. That’s per Apartments.com’s current data. Single-family rentals make up only 16% of King County’s rental housing stock– limited supply, strong demand from high-income tenants, typically, who want a house, not an apartment. That’s a fundamentally different market than the multi-family market. Fall is actually a solid leasing season for single-family homes. Families relocating for work, tech employees starting new roles, people who want to be settled before the holidays – that’s your tenant pool right now.
